How to Use a Mortgage Refinance Calculator

A mortgage refinance calculator helps you estimate whether refinancing could save you money. In 17 years as a licensed mortgage broker working with clients nationwide, I have seen borrowers use calculators well and poorly. The results are only as good as the numbers you put in. Here is how to use one the right way.

What Numbers Do You Need?

To get a useful estimate, you will need:

  • Your current loan balance. Check your most recent mortgage statement.
  • Your current interest rate. This is on your statement too.
  • Your remaining loan term. How many years and months you have left.
  • The new interest rate. You can estimate this or check your rate at Lendtrain to get a real number.
  • The new loan term. Are you refinancing into a 30-year, 20-year, or 15-year loan?
  • Estimated closing costs. This is usually a percentage of your loan amount, while jumbo loan reserve requirements may affect the cash you need to retain after closing.

What the Calculator Tells You

A good refinance calculator will show you:

Monthly savings. The difference between your current payment and the new payment.

Break-even point. How many months it takes for your monthly savings to cover the closing costs. This is the most important number. If you stay in your home past this point, the refinance could pay off.

Total interest savings. How much less interest you would pay over the life of the new loan compared to sticking with your current loan.

What the Calculator Does NOT Tell You

Calculators give you estimates based on the numbers you enter. They do not account for:

  • Your actual qualifying rate (which depends on your credit, income, and property)
  • Whether you will actually be approved
  • Changes in property taxes or insurance
  • Opportunity cost of the closing cost money
